These Frequently Asked Questions have been compiled to assist our residents, or potential new residents, with information about the Towne Lake community. These are “short answers” and should be taken as such. The complete Towne Lake Covenants and Architectural Guidelines are the only and final authority, and
nothing presented on this page should be taken to over-ride them in any way.

The Towne Lake Home Owners Association is a non-profit corporation that was established at the time our community was developed. The Association is comprised of all the owners of property within Towne Lake, with membership transferring from owner to owner when a property is sold.
The Association supports a wide range of services for the residents throughout Towne Lake. The assessment dues that are collected from each owner pay for these services. Common area ground and landscape maintenance (mowing and lawn care; irrigation of common areas; summer and winter annuals; tree and shrub planting, trimming, and removal from all common areas; Christmas lighting; etc.) and administrative expenses (printing and postage, legal fees, banking, insurance, etc.) are just a few of these services.
The Association has an elected Board – homeowners who have volunteered their time and energies on behalf of the entire community. Their job is to establish policies, adopt and oversee the budget, ensure that financial obligations are met, appoint committee members, etc. New Board Members are elected twice a year at Annual Membership Meetings and serve for a three-year term. There are nine Board of Director positions.
Board of Directors meetings are currently held monthly on the first Thursday of each month. Members who wish to place an item on the agenda for discussion at a meeting, or who wish to speak to the Board about a problem or concern, should notify a Board Member in advance to schedule time for adequate discussion. Semi-Annual Membership meetings are held each January and July, typically at the Arrowhead Country Club. Several weeks prior to the meeting, each homeowner is sent a notice specifying the date, time, and place of the meeting as well as agenda items. All Association members are strongly encouraged to attend.
Homeowner’s Assessments are billed semi-annually, the first mailed on January 1 and due by February 1 and the second mailed July 1 and due by August 1. The Board sends each homeowner an invoice informing them of the amount of the assessment, due date, where to send payment, etc. New homeowners should contact a Board Member prior to the due dates if they do not receive an invoice. Late fees of $15 are added when Assessments are not paid by the due dates, and additional letters are sent to all homeowners who have failed to meet the deadline. If the Assessment remains unpaid, delinquent homeowners are turned over to an attorney for collection on March 1 and September 1. If the Assessment continues uncollected, the Board has the authority to file a Lien against the homeowner’s property after three months.
No, the first three ponds beginning at the Arrowhead Country Club tennis courts, behind the town homes on Green Chase, and on both sides of Towne Lake Drive belong to the Arrowhead Country Club. Because the Arrowhead Country Club is private property, this means there is no fishing in these ponds. The lower ponds are Towne Lake property, and may be fished. Please go to this page for more specific fishing information and a map of all the ponds.
The City of Montgomery has leash laws that require all domestic animals to be leashed and under control of their owner when not on private property. Pet owners should also clean up after their pets’ deposits on personal as well as common property. We request that all residents respect the rights of others to a clean and safe environment. Failure to observe these laws can result in a fine being issued by Montgomery Animal Control.
Currently, the green containers are collected each Monday and Thursday morning and trash may be set out at the curb for Wednesday morning collection. More details regarding the types and quantities of trash that will be picked up can be found at the City Of Montgomery website. Residents are prohibited from placing any trash or containers at the curb prior to 5:00pm the night before collection, and to promptly remove their containers from the curb following the trash pick up.
Vehicle parking in driveways and on the street in front of houses is limited to temporary parking of guests or resident’s vehicles, licensed and in current use. Overnight parking of vehicles on the street is prohibited, as is parking in the grass. Parking or storing of automobiles, trucks, campers, boats, snowmobiles, motorcycles, or any other vehicle in the street, driveway, yard, or residence in front of the principle building setback line (generally the line of the front of the house). All such vehicles must be stored in garages, and not be visible from the street or your neighbor’s home. Please review your Towne Lake Covenants for complete details of these restrictions.
As Towne Lake has matured, many of the original ornamental trees that were planted have become diseased or are reaching the end of their lifespan. We encourage residents to replace these trees or to add additional trees. Care should be exercised in selecting replacement trees that, upon maturity, will be of appropriate size both in height and breadth for their intended use and location. Before beginning, you should contact the Architectural Review Committee for additional information.
If you are planning to sell your Towne Lake home, you should verify that there are no Covenant violations against the property, since these continue to be your responsibility and could cause a delay in the settlement of the sale of your home!
The Architectural Review Committee routinely monitors for compliance with our Towne Lake Covenants. If a homeowner’s property is found in violation, you will be notified in writing concerning the issue. This first letter does not carry a fine, however, continued violations may result in fines. The intention of this monitoring is not to bombard residents with letters, or to snoop, but rather it is to make sure that all our homes are uniform and tidy so we can continue to be proud of our community. We have strong enforcement of our Covenants, for the benefit of all Towne Lake residents.
Specific information regarding types of exterior improvements that require Architectural Review Committee approval can be found in the back of your resident’s directory. A few examples of work that requires approval include installation of fences, decks, patios, roofs, and trees. Homeowners also should check the Architectural Regulations prior to doing any exterior painting, window replacement, or other exterior project to ensure that approved colors/materials may be used for the project. If residents cannot resolve a situation between themselves, then please turn to your Association. Should you have a situation that does not appear to be resolved through neighborly means, contact a Board member to explain the situation.
All described vehicles in the question are prohibited from operation on city streets or sidewalks anywhere within the City of Montgomery, by any age operator. ALL motorized vehicles are prohibited on ANY common grounds. Parents are responsible for their children, so please do not operate or allow your children to operate such equipment in our community. Furthermore, Arrowhead Country Club prohibits all non-arrowhead owned golf carts from their grounds or paths, and all non-members are prohibited from using their grounds or paths for any reason. This includes non-members using their paths for walking, so please respect their rights.
You are encouraged to report any suspicious or deliberate acts in Towne Lake. You can do three things:
- If the act is in progress, call 911 and report to the police; otherwise, call the non-emergency Police Department number, 241-2651
- If possible, take a photo of the suspected vandalism or crime
- Join the Towne Lake Neighborhood Watch by subscribing to our on-line group.

Parents of minor children (under the age of 18) are responsible for acts of vandalism and will be held financially responsible for the repair or replacement of any damages in Towne Lake. This is our community, and we are the ones who suffer from these senseless acts. Repairs ultimately come out of all homeowner’s pockets unless vandals are reported and held accountable.
